House with six rooms , two bathrooms and garage

The house is located in the historic center of Ormea, on one of the few streets accessible by car.
The private garage is located on the ground floor of the building.
The entrance door from the village street leads to the house's internal staircase, which, in addition to leading to the upper residential floors, also provides internal and sheltered access to the cellar and garage.
On the first floor, there are three bedrooms, two of which are singles, and a third, which measures approximately 20 square meters and can therefore be used as both a bedroom and a living room. A bathroom with a window and bathtub serves these bedrooms.
The internal staircase continues to the second floor, where, taking advantage of the greater natural light, the living area has been created.
The eat-in kitchen and dining room merge into one space thanks to an arched opening. Both rooms have access to the balcony that extends along the two open sides of the house.
The second floor also features a bathroom with a window and a bathtub, as well as a large room of approximately 20 square meters that can be used as both a living room and a bedroom, thus allowing the three rooms to be used as a single apartment.
Only the living area has a radiator heating system powered by an old diesel boiler that needs to be replaced. The first floor of the house has no radiators and several chimneys.
The attic occupies the third and top floor and is useful for storage and for roof maintenance, which is in good condition and only requires the replacement of a few tiles in the area above the dining room.
The last renovation of the house dates back to 1975, and the materials present, as well as the electrical and plumbing systems, date back to that period.
The windows are aluminum and have single glazing.
